/ Santa Monica Home Selling Tips / By Elizabeth Sorgen
If you’re thinking about selling your home, chances are you’ve already typed your address into Zillow to see what it’s worth.
It’s quick.
It’s free.
And it’s incredibly convenient.
But that leads to one of the questions I’m asked most often…
How accurate is Zillow’s Zestimate?
The answer is simple.
A Zestimate is a helpful starting point, but it isn’t your home’s true market value.
Think of it as an educated estimate—not a professional opinion of value.
Zillow uses a sophisticated computer algorithm that analyzes public records, recent sales, tax information, and other available data to estimate what a home might be worth.
It’s impressive technology.
But technology has limits.
A computer can’t walk through your home.
It can’t notice a beautifully remodeled kitchen.
It can’t appreciate soaring ceilings, abundant natural light, or an ocean view.
It doesn’t know whether your home has been beautifully updated, meticulously maintained, or in need of significant repairs.
And it certainly can’t experience what a buyer feels the moment they walk through your front door.
After living in Santa Monica for more than 30 years and helping homeowners throughout the Westside since 2003, I’ve learned that no two homes are exactly alike.
In fact, I’ve seen homes on the very same street—with nearly identical square footage—sell for dramatically different prices.
Why?
Because buyers don’t purchase square footage.
They purchase a lifestyle.
They notice the flow of the floor plan.
They notice natural light.
They notice privacy.
They notice updated kitchens and bathrooms.
They notice outdoor living spaces.
They notice curb appeal.
They notice whether a home feels warm, inviting, and move-in ready.
Those are things that simply can’t be measured by an algorithm.
Location is another important factor.
And I’m not just talking about the city.
Even within the same neighborhood, value can vary depending on the street, the lot, nearby parks, walkability, schools, views, traffic, and countless other details that influence what buyers are willing to pay.
That’s why two homes that look very similar online can end up selling for very different prices.
Does that mean Zillow is wrong?
Not at all.
If you’re simply curious about your home’s approximate value, a Zestimate is a perfectly reasonable place to begin.
But if you’re preparing to sell one of your largest financial assets, relying solely on an automated estimate could lead to unrealistic expectations—or even pricing your home incorrectly.
When I prepare a Comparative Market Analysis, also known as a CMA, I look far beyond computer-generated estimates.
I analyze recent comparable sales.
Current competing listings.
Pending sales that indicate where the market is heading.
Buyer demand.
Available inventory.
Your home’s condition.
Its upgrades.
Its strengths.
And the unique features that make your property different from every other home on the market.
Because pricing a home isn’t about guessing.
It’s about understanding today’s market, interpreting buyer behavior, and positioning your home to attract qualified buyers while maximizing your final sales price.
Whether you own a luxury home north of Montana, a family home in Sunset Park, a beach cottage in Ocean Park, or another property anywhere in Santa Monica or the Westside, your home’s value deserves more than an automated estimate.
It deserves a professional evaluation based on today’s market.
Curious What Your Home Is Worth?
If you’re thinking about selling—or simply want to know what your home could be worth in today’s market—I’d be happy to prepare a complimentary, no-obligation Comparative Market Analysis tailored specifically to your home.
Unlike an automated estimate, it’s personalized to your home, your neighborhood, current market conditions, and the factors that make your property unique.
I’d be honored to help.
