If you’re thinking about selling your home, chances are one of the very first things you did was type your address into Zillow.
Within seconds, a number appears.
It’s fast.
It’s free.
And it’s incredibly convenient.
That leads to one of the questions I’m asked most often:
“How accurate is Zillow’s Zestimate?”
The short answer?
A Zestimate is a helpful starting point—but it isn’t your home’s true market value.
Think of it as an educated estimate, not a professional opinion of value.
Zillow uses sophisticated technology to analyze public records, tax assessments, recent sales, and other available market data to estimate what your home is really worth.
It’s impressive technology.
But technology has limitations.
A computer can’t walk through your home.
It can’t appreciate a beautifully remodeled kitchen.
It can’t recognize soaring ceilings, abundant natural light, or an ocean view.
It doesn’t know whether your home has been meticulously maintained or needs significant updates.
And it certainly can’t experience what buyers feel the moment they walk through your front door.
That’s where local market knowledge makes all the difference.
After living in Santa Monica for more than 30 years and helping homeowners throughout Santa Monica and the Westside since 2003, I’ve learned that no two homes are exactly alike.
In fact, I’ve seen homes on the very same street—with nearly identical square footage—sell for dramatically different prices.
Why?
Because buyers don’t purchase square footage.
They purchase a lifestyle.
They notice the flow of the floor plan.
The natural light.
The privacy.
The updated kitchen and bathrooms.
The outdoor living spaces.
The curb appeal.
And, most importantly, how a home makes them feel.
Those are things an algorithm simply can’t measure.
Location also plays a much bigger role than many homeowners realize.
And I’m not just talking about the city.
Even within the same neighborhood, value can change from one street to the next based on walkability, schools, nearby parks, traffic, views, lot characteristics, and buyer demand.
That’s why two homes that appear almost identical online can ultimately sell for very different prices.
Does that mean Zillow is wrong?
Not at all.
If you’re simply curious about your home’s approximate value, a Zestimate is an excellent place to begin.
But if you’re preparing to sell one of your largest financial assets, relying solely on an automated estimate can create unrealistic expectations—or even lead to pricing your home incorrectly.
When I prepare a Comparative Market Analysis (CMA), I go far beyond computer-generated estimates.
I evaluate:
- Recent comparable sales
- Current competing listings
- Pending sales that indicate where the market is heading
- Current buyer demand
- Available inventory
- Your home’s condition
- Upgrades and improvements
- Unique features that distinguish your property from every other home on the market
Because pricing a home isn’t about guessing.
It’s about understanding today’s market, interpreting buyer behavior, and positioning your home to attract qualified buyers while maximizing your final sales price.
Whether you own a luxury home north of Montana, a family home in Sunset Park, a beach cottage in Ocean Park, or another property anywhere in Santa Monica or the Westside, your home deserves more than an automated estimate.
It deserves a professional evaluation based on today’s market.
