SANTA MONICA & WESTSIDE SELLER REPRESENTATION

Sell Your Santa Monica or Westside Home With a Bespoke Strategy

Your home deserves thoughtful preparation, strategic pricing, and a bespoke marketing plan. With more than 20 years of real estate experience and three decades as a Santa Monica resident, I guide you personally from our first confidential conversation through closing.

Your Goals Shape the Strategy

Whether you’re planning a move, downsizing, or exploring your options, we begin with your timing, priorities, and comfort with preparation and showings. Together, we build a selling plan around your home and what matters most to you.

Concierge Preparation With a Clear Purpose

Before you invest in updates, I help you determine what deserves attention—from paint and lighting to selective repairs, landscaping, and staging. Your preparation plan reflects your home, budget, timeline, and likely buyer expectations. I coordinate the agreed work with appropriate service providers, with separately charged expenses approved by you before work begins.

Pricing Grounded in Your Home and Its Competition

Your asking price begins with a close look at comparable sales, current competition, and your property’s distinctive features—including condition, location, views, and outdoor space. For condominiums and penthouses, building amenities, floor level, and parking also matter. Together, we review a property-specific comparative market analysis and choose a pricing strategy aligned with your goals, then assess buyer response once your home is listed.

Marketing That Makes Your Home’s Value Visible

Professional photography, video, compelling property copy, social media and digital campaigns, and elegant printed brochures tell a consistent story about your home. Your marketing plan highlights its distinctive features and lifestyle, with the launch schedule, showing approach, and privacy preferences agreed upon before going live.

Skilled Negotiation With Your Priorities in Mind

An offer’s strength extends beyond its price. I help you evaluate buyer qualifications, financing, contingencies, concessions, and timing—with attention to your expected proceeds and next move. From negotiations through inspections, escrow, and closing, you work directly with me.

Clear Communication Throughout Your Sale

Expect weekly updates while your home is marketed, prompt communication about material developments, and candid recommendations when decisions arise. We review showing activity, buyer feedback, and competing listings together so you understand when—and why—to adjust the plan.

In My Clients’ Words

“Excellent skills in strategy and negotiation that were invaluable in the successful sale of my property. Her perspective and personality made the process easy.”

Questions Homeowners Ask Before Selling

Should I renovate before selling?

Start with a preparation review before committing to major work. Your home’s condition, competing properties, likely buyers, budget, and timing guide the recommendation. Selective cosmetic updates or staging may make sense; substantial renovations deserve closer consideration.

How do you determine the asking price?

I review comparable sales, current competition, and your property’s individual characteristics. We discuss the evidence and tradeoffs together. A comparative market analysis supports the recommendation; it is not an appraisal or a guarantee of the sale price.

Do you represent condominium and penthouse sellers?

Yes. I represent luxury homes, condominiums, and penthouses throughout Santa Monica and the Westside, including North of Montana, Wilshire–Montana, Ocean Avenue, Brentwood, and Pacific Palisades.

What does concierge preparation include?

Guidance and coordination for an agreed preparation plan, which may include cosmetic updates, selective repairs, landscaping, staging, and photography. Outside vendor services are not automatically included or financed. Separately charged work requires your approval.

How are your services and expenses handled?

I work on commission, with compensation and services agreed upon in writing. Before you commit, we clarify the marketing scope, included expenses, separately approved vendor costs, and other anticipated charges.

Can we talk before I’m ready to list?

Absolutely. A confidential consultation can help you understand your preparation, pricing, and timing options—even if you have not decided when to sell.

Your Next Chapter Begins With a Conversation
